Middlesex Street Estate was designed by the City of London Corporation and built between 1965 and 1970.

The lower floors to the square provide commercial accommodation with shop fronts looking outward to the street level. The original shop unit arrangement occupied basement, ground floor at street level, first floor at car park level and second floor (podium) levels linked internally by a staircase.

The podium level provided shop fronts that were accessed via a public square, however as the podium is no longer accessible to the public this level of accommodation was generally used as storage. The proposal was therefore to convert 9No units at the podium level into 1B2P affordable social rented homes managed by the City of London Corporation, with the shop units at basement, ground and first floor remaining unchanged.

Evolution developed three different flat types to suit the constraints of the existing layouts. It was not possible to provide Category 3 dwellings as defined by ADM1; a mixture of Category 1 & 2 being provided. The thermal and acoustic performance of the existing fabric was upgraded and fire separation from existing parts provided.

Evolution obtained planning and building regulation approval, as well as producing construction and tender information and liaising with the Clients in house contract administrator during the construction period.
