Clarendon Mansions is situated on the south east corner of East Street, at the junction with main seafront road , Grand Junction Road, in Brighton. The building, was originally constructed in 1869 and is grade II listed and in the Old Town Conservation Area.
When the Friday Media Group purchased the building, the ground floor and basement, previously used as a pub and nightclub, had been empty for several years and were in poor condition. Evolution were appointed as Architects and Principal Designers with a brief to convert the ground floor and basement into the Friday Media groups new HQ.
The vaults in the basement, which are believed to be from the circular Brills Baths previously on the site, were considered of particular historic interest. The basement however provided many challenges with damp, structural defects and head height issues. The resultant design provided open plan office space at ground floor level, utilising the high level of natural daylight and views across Brighton promenade, inclusive access was provided by changing floor levels. In the basement the damp and structural issues were resolved whilst excavating a new sunken walkway resolved head height issues in the vaults. This together with the reinstatement of original pavement lightwells to provide natural light enabled the basement to be used for offices, meeting rooms and staff facilities, with the curved vaults being utilised as a relaxed break out area.
Evolution obtained all relevant permissions, including a Change of Use Planning permission and Listed Building Consent, and acted as Contract Administrator for the construction work utilising a JCT Intermediate form of contract.
