Hastings Borough Council required new business incubation units, ranging in size from 26-100m², providing flexible accommodation on easy-in, easy-out terms, at a relatively low rent.
The resultant new building comprised approximately 1000m² of gross internal area on two floors, accommodating 17 units providing a total of 740m² of lettable space. New parking and access pavements are provided together with a refuse store and bicycle parking. The building is heated by a communal wood pellet biomass fuel boiler.
The limitations of the site and available funding dictated the simple rectangular form of the building. It has been designed to achieve a strong visual identity, with the use of random colour to provide an indication that this is not an individually occupied corporate building but a thriving community of young exciting new enterprises. The materials have been chosen to be robust and provide minimum maintenance. The low level brick is sourced from the local Bexhill works and the cladding from a local works in Hastings.
