Evolution were approached by the owner of a house on a corner plot in Hove, who wanted to convert some existing outbuildings into a self contained granny annex.

We advised that this was unlikely to achieve planning permission; however it may be possible to achieve permission for a new dwelling. We were subsequently commissioned to design and submit a planning application for a new dwelling.

Planning permission was initially refused due to the perceived plot size and lack of amenity space, however Evolution lodged an appeal, which was granted. A subsequent revised planning application added an additional basement.

Evolution were subsequently commissioned to secure building regulation approval, undertake construction drawings, invite tenders and act as Contract Administrator. The resultant dwelling provides an open plan ground floor with three bedrooms at first floor level and a basement with additional utility and bathroom space and a gymnasium. There is an air source heat pump and pv panels, which together with high level of insulation resulted in an A rated EPC.
